Investor's Supervision Inspector

I am an Investor’s Supervision Inspector for the civil engineering industry. I provide services for private clients, housing communities, public institutions, private companies, as well as construction companies. I hold a license No. MAZ/0493/OWOK/11 to direct construction works without limitation in the structural and building specialty. I am a member of the Mazovian District Chamber of Construction Engineers and have valid insurance.

Construction of a single-family house

Often, during the construction of a single-family building, the implementing contractor provides a Construction Manager. In such a case, the investor may consider hiring a supervising inspector on behalf of the investor, who additionally verifies the proper execution of the investment and oversees the Construction Manager. The scope of the Supervising Inspector’s duties during the construction of a single-family house can be agreed with the investor. If the Supervising Inspector is not imposed ex officio in the construction permit decision, then his scope of duties at a given construction site is discussed with the investor. If, on the other hand, the investor is obliged to employ a supervising inspector in accordance with the construction permit decision, then the scope of the Inspector’s duties increases.

Duties of the Investor's Supervision Inspector (Art. 25.)

The primary duties of the Investor’s Supervision Inspector include:

1) representing the investor at the construction site by exercising control over the compliance of its implementation with the design or construction permit, regulations and principles of technical knowledge;

2) checking the quality of the performed construction work and the use of products in the performance of such work in accordance with Article 10
acceptability of the use of products in construction work;

3) checking and accepting cover-up construction work, participation in tests and technical acceptance of installations, technical equipment and chimney flues, as well as preparation and participation in the activities of acceptance of finished construction objects and handing them over for use;

4) confirmation of the actual work performed and the removal of defects, and, at the request of the investor, controlling the construction accounts.

Competence of the Investor's Supervision Inspector (Art. 26.)

The Investor’s Supervision Inspector has the right to:
1) issue orders to the construction manager or works manager, confirmed by an entry in the construction log, concerning: the removal of irregularities or hazards, the performance of tests or examinations, including those requiring the uncovering of works or covered-up elements, the presentation of expert reports on the construction works in progress and information and documents confirming the use of products in the execution of construction works, in accordance with Article 10,
acceptability of the use of products in construction work
as well as information and documents confirming the release of technical equipment;

2) demand from the construction manager or works manager to correct or redo defectively performed works, as well as to halt further construction works if their continuation could cause danger or cause unacceptable non-compliance with the design or construction permit.

Renovation of multi-family buildings

I work as an Investor’s Supervision Inspector for Housing Communities and Cooperatives for renovations of:

  • Waterproofing of foundations
  • Staircases

Public institutions

I provide services as an Investor’s Supervision Inspector during implementations based on the Public Procurement Act. I have worked for numerous Institutions such as the Office of Technical Inspection in Warsaw, the Central Anti-Corruption Bureau in Warsaw, the City of Piaseczno, the Ministry of Defense – Representative Center of the Ministry of Defense in Nowa Wieś and the Greenery Board of the City of Warsaw. In the course of my work, I use my professional experience, including working on investor and bid estimates in Norma Expert.

Supervision of works within apartments

I will be happy to undertake supervision of works related to demolition of walls, alterations of residential premises based on designs developed by structural engineers and architects. In addition, I can participate in the activities of verifying that the works performed during the renovation/alterations of the premises were done properly.
