Periodic inspections of buildings

I have been performing periodic inspections of buildings for 8 years. I collaborate with engineers specializing in thermal, ventilation, gas, water supply, and sewage systems to conduct joint 5-year mandatory building and sanitary inspections. The time from the site visit to the preparation of the report is up to 2 weeks. The reports are prepared from each inspection in both paper and electronic versions and are delivered to the property manager in this way.

We perform the following periodic inspections

  • Annual general-construction inspection Art. 62 of the Construction Law Act

During their use, construction facilities should be inspected by the owner or manager on a:

1) periodic basis, at least once a year, which shall involve inspecting the technical condition of:(a) elements of the building, structures and installations exposed to harmful atmospheric influences and destructive actions of factors occurring during the use of the facility,

  • 5-year construction-and-sanitary inspection Art. 62 of the Construction Law Act

During their use, construction facilities should be inspected by the owner or manager on a:

periodic basis, at least once every 5 years, which shall involve inspecting the technical condition and suitability for use of the construction facility, the aesthetics of the facility and its surroundings; this inspection shall also involve examination of the electrical and lightning protection system in terms of the condition of connections, fittings, protections and means of protection against electrocution, insulation resistance of wires and grounding of systems and instruments.

  • Semi-annual general construction inspection Art. 62 of the Construction Law Act

During their use, construction facilities should be inspected by the owner or manager on a:

periodic basis in the scope referred to in point 1, at least twice a year, by May 31 and November 30, for buildings with a building area exceeding 2000 m2 and other buildings with a roof area exceeding 1000 m2; the person carrying out the inspection is obliged to immediately notify the building supervisory authority in writing of the inspection;

  • Construction-and-sanitary inspection before the expiration of the developer’s warranty with a detailed description of the building elements requiring repair and replacement.

Such an inspection frequently includes investor’s cost estimates for replacing or repairing worn components. It allows customers to get a more accurate idea of the building’s condition. The document prepared by us can serve as evidence in a court dispute with the developer, testifying to the current technical condition of your building.
